SITE & PROPERTY MASTERPLANNING PHASE SERVICES

The proper planning of the exterior features and improvements at an equine facility has a direct impact on the safety and functionality of any equine project. This all important first step in the design process help evaluate the property and then explores and defines the optimal placement of buildings, paddocks, vehicular areas and outdoor features such as riding rings, service buildings, etc.

CONCEPT/SCHEMATIC DESIGN PHASE SERVICES

An initial step in the actual building design where the shape, layout, architectural character and overall systems are explored. The building space requirements are confirmed and defined, conceptual level floor plans and exterior elevations are prepared and refined. In addition to drawings and sketches, an initial cost estimate is prepared.

DESIGN DEVELOPMENT AND ENGINEERING PHASE SERVICES

Based on the approved concept design, the project is further developed to determine and describe the actual materials, systems, and components in greater detail. The construction drawings, including engineering of the structural, mechanical and electrical systems are prepared based on these decisions. The cost estimate is further refined and updated. The completed drawings and specifications can then be issued to local building contractor(s) for their use in pricing and building the project.

BID AND CONSTRUCTION PHASE SERVICES

Services during this phase can include researching and contacting local contractors, issuing the final drawings for pricing and permitting, and procuring bid proposals from local builders. Once construction begins, we can be available to respond to questions from the builder, provide additional information, and make periodic jobsite visits to review the quality of the work.
